This site is located in Tuffley, a predominantly residential suburb located on the outskirts of Gloucester adjoining the open countryside of the Cotswolds. When we acquired the site, it had consent for 12 dwellings constituting around 12,500 sq. ft of development, including 10 new build houses and the conversion of the former school building into two large homes.
On acquisition, we could immediately see that the site had potential for value enhancement and optimisation. We put a planning strategy into place that delivered a total of 19 dwellings with around 25,000 sq. ft of residential floor space. The consent now obtained allows for the construction of 12 new build houses and the conversion of the former school building into 7 flats.
The site contains a number of protected trees that restrict density compared to other new build developments nearby and makes the appearance of the development very attractive. The new houses to be constructed on the site have an attractive modern design that is sympathetic and complementary to the more traditional style of the existing school building.
We started work on-site in early 2019 and will hand over the first houses to purchasers in March 2021. With the enhancements to the planning consent, the value of the site and end sales values increased significantly.
The scheme incorporates ground source heating for all houses and flats, delivering a reduced carbon footprint and energy savings to homeowners. We have taken advantage of the Commercial Renewable Heating incentive to cover the capital cost of installing the ground loop and heat pumps. This has also made the completed properties more attractive to purchasers due to the inclusion of sustainable, environmentally friendly features.
